Pre-site approval

Before you make a building control application or decide which route to take, it is always important to understand when building control approval is needed¹.

If you choose to use a local authority building control service, there are three types of application you can make:

• An application for building control approval with full plans²
• A building notice³
• An application for a regularisation certificate⁴

There is a charge payable for these applications, which may vary between local authorities, but is regulated by The Building (Local Authority Charges) Regulations 2010⁵ (as amended).

You should contact your local authority for details of their charges. Our online application service also allows you to provide details of your building control application so that a fee can be agreed with the local authority and paid when the application is submitted.
