Balconies

What are the building regulations for balconies, verandas and raised platforms?

It is important to remember that building regulations will apply to the construction of most external platforms. The following should be considered:

Fire safety

Relating to the materials used in the construction of the structure and its impact on fire spread within the building. Particularly when the building is over 18 metres in height.

Safety

The height of the barrier outside the balcony must meet standards to ensure safety from falls.

Security

Providing an extra means of access to intruders can be a security risk if not properly designed.

Structure

The focus is placed on the structural integrity of the existing building and the balcony itself, especially when creating a new opening in the wall. It is key to ensure that the building is weatherproofed to the required standard.


Definitions

Balcony – A platform with a rail, balustrade or parapet which extends outside the upper storey of a building.

Veranda – A platform or balcony which is enclosed and extends along the outside of a building at ground level

Raised platform – Any platform which is over 0.3 metres high
